Home valuation
Price it where the market is.
Michael finds that price with a comparative market analysis. He sets your home against similar homes that sold nearby, then prices in what separates them.
Automated estimates tend to miss recent renovations and the features that make a house particular, and those can move the price.

You describe the house
The address, and what has changed since you bought it: renovations, additions, anything a public record would miss.
Michael finds the comparable sales
The closed sales a buyer would weigh against your house, from your street outward.
He prices in the differences
Each sale is adjusted for what separates it from your house, so the number describes yours.
You talk it through
Michael takes you through each comparable sale and what the result means for your timing.

How Michael prices a house
Every number starts with a closed sale.
Before he names a price, Michael reads the sales around your house four ways.
Likeness
Each comparable sale is scored for how closely it matches your house: size, age, lot, condition and position.
Recency
Recent sales count for more. Older ones are adjusted for how far the market has moved since they closed.
Street and ZIP
Price per square foot, measured on your street and across your ZIP code.
Leverage
How much negotiating pressure buyers hold right now. It shapes the asking price and the terms.
Each figure is checked against verified closing prices before Michael gives you a number.
